The sign of a seasoned Realtor is their ability to showcase all that the seller has to offer. This would include not only amenities that are tangible but a few nuances that are not.

The list is quite broad. Do you live in a subdivision with a clubhouse? If so, there should be a description of all that is offered there and a couple of pictures for your marketing materials.

Are you close to a train for commuters? Approximately how many miles is it from your home? Are you on a cul-de-sac? Tout of traffic calmed streets. Live in a gated community? Assure ease of accessibility for guests and family that visit.

Let’s cover a couple more. Can you walk to local shops, bakeries, salons or spas? Promote a small town feel. Are you just minutes away from a major shopping arena or theatre? Why not make sure the buyer is aware of any convenience available to you and your neighbors.

Does your Homeowner’s Association offer any regular socials or activities that are voluntary in their nature? If it appeals to you and your family, it may also appeal to the buyer. You’re selling not just your physical dwelling but so many extras that can create emotional attachment.

Remember, there were a lot of reasons you chose to live where you do. Make sure you and your realtor tap into those when it is time for resale.
